Air permeability testing or as it is sometimes known “air tightness, air pressure or leakage testing” is carried out to confirm the actual air permeability rating of the dwelling as required by Part L1a of the Building Regulations. What is an air permeability (air leakage) test? The test measures the amount of uncontrolled air movement through the building’s fabric such as cracks, gaps, holes and voids. The testing is non-destructive and usually takes up to 2 hrs to complete with the results being confirmed onsite and the reports issued same day.
Why test? Being able to identify the volume and location of uncontrolled air movement within a building, enables improvement work to problem areas and also quantify the affect on your CO2 rating. In simple terms the energy used to heat the dwelling, is being wasted, if it is allowed to escape the building fabric. As a result the heating system has to work harder to replenish that loss of heat, costing money and unnecessary carbon. This is why within the SAP calculation the process of lowering the “design or assumed” air permeability rating helps improve the dwelling emission rate (DER) making the energy compliance easier and improving the EPC rating. Alternatively you can opt-out of air permeability testing but you will be required to use a default figure of 15.0 m³.hr.m² within the SAP calculation which means actions to compensate for the additional heat loss will be required. This usually means increasing the floor, wall or roof insulation which is generally more expensive than the testing anyway.
